Envelope Failure & ZIP System Repair

A failed building envelope led to extensive water intrusion, rotted framing, and mold throughout the interior walls and ceiling. Thermal imaging confirmed moisture had spread well beyond the visible damage. The original siding had been installed without a proper vapor barrier — just a bead of silicone over foam board and deteriorating aluminum flashing — allowing wind-driven rain to penetrate directly into the living space below. We stripped the compromised exterior down to framing, replaced all rotted structural members, and re-sheathed with Huber ZIP System — a fully integrated sheathing with a factory-applied waterproof membrane that eliminates the need for housewrap. All seams were taped with ZIP tape and penetrations sealed with liquid flash, creating a continuous air and water barrier. The result is a weathertight envelope built to last decades, not just until the next storm.
