Southern Pines Roof & Dormer Repair: Stopping Water at the Source
The owners of this stucco home in Southern Pines called about a roof that was due and some water showing up inside: stained plaster in an upstairs bedroom, mold in a couple of closets. The roof got architectural shingles over synthetic underlayment, with ice and water shield in the valleys and a ridge vent, garage included.
The dormer told the real story. When the old cedar shakes came off, the boards behind them were soft and rotten. Rather than side over it, we stripped the dormer to the framing, replaced the rotted fascia and soffit, and sheathed it in ZIP System panels with every seam taped, so the wall is sealed before any siding goes on. It was finished in James Hardie fiber cement siding with crisp white corners.
Inside, a crew week handled the rest of the list: the plaster repair upstairs, cleaning the closets, and tracking the water to a clogged HVAC condensate drain so it would not come back. Exposed exterior wood was primed and painted and the window flashing resealed. The point of a repair like this is not the shingles. It is finding where the water was getting in and closing that door for good.
